Fortis Martial Arts in Dallas, Texas started as an existing house. Archiphy renovated and expanded it into a commercial mixed martial arts studio, which meant a change of use, a new addition, and bringing a residential structure up to commercial code for occupancy, accessibility, and exits.
The program includes a kickboxing floor, a caged training area, locker rooms and restrooms, a dry sauna, a kitchen, and an outdoor training space. The addition carries the larger training areas, while the original structure was reworked for the support spaces.
Converting a house to commercial use touches zoning, parking, fire separation, and accessibility all at once, so the project was sequenced to clear those approvals before construction documents were finalized.
